In the traditional model, you sign a contract with an architect, get plans, then bid those plans out to contractors. The risk: the design may not match your budget, and when issues come up on site, the architect and contractor often disagree on who's responsible. With design-build, you sign one contract with one team that owns both — so when something needs to change, there's one phone call, not three.
You get a realistic budget range at the end of our first consultation. After design and finish selections, you get a detailed line-item proposal before construction starts. Things do come up on most projects — even with our best preparation — whether that's hidden site conditions, a permit delay, or a material change. When they do, we're transparent and professional: we walk you through it in plain language, price it honestly, and put the revised scope in writing before moving on.
Kitchen and bathroom remodels typically run 6–10 weeks of active construction with 4–6 weeks of design and permitting first. Permit turnaround varies by city and municipality, so the front end of the schedule can shift accordingly. Full home renovations and commercial TI projects vary more — we'll give you a realistic timeline at consultation.
Yes. We pull all required permits with the City of Chicago and surrounding municipalities, manage inspections, and provide closeout documentation. Please note: every city and municipality processes permits on its own timeline — turnaround can range from a couple of weeks to several months depending on the jurisdiction and project scope. We'll set realistic expectations for your specific permitting authority before work begins.
